This property currently has a Confined Animal Feeding Operation Permit for 14,200 cattle (7800 milking) from the Texas Commission on Environmental Quality.
This irrigated farm is situated in close proximity to a large labor force at Etter/Cactus, Texas, is just minutes out of Dumas or Stratford, approximately one hour from Amarillo, less than an hour to Lake Meredith, Texas for fishing, boating and recreation and approximately 4 hours to the ski slopes at Angel Fire, Red River, Taos and New Mexico.
With the advent of the new Hilmar Cheese Plant near Dalhart, Texas a number of new dairies will be needed to supply milk for the facility making this property a prime location for dairies and/or dairy related industries.

The irrigation equipment on the property consists of three new ½ mile sprinklers and two new ¼ mile sprinklers, all erected in Spring 2007, one ¼ mile sprinkler completely redone in the Spring of 2007, one ¼ mile sprinkler in good condition and thirteen irrigation wells (one drilled in December 2006) powered by natural gas engines.
Section 4 has a new Zimmatic ½ mile sprinkler with tall (11.2 x 38) tires, long drops spaced on 60” centers and nozzled for 1,750 GPM. There are four irrigation wells with turbine pumps and a booster pump for the sprinkler, all powered by natural gas engines.
Section 5 has a new Zimmatic ½ mile sprinkler with tall (11.2 x 38) tires, long drops spaced on 60”centers and nozzled for 1,750 GPM. There are three irrigation wells with turbine pumps powered by natural gas engines and pumping directly to the sprinkler with no booster pump. A well on the southwest ¼ of section 6 is piped to the pivot on section 5.
Section 6 has a new Valley ½ mile sprinkler with tall (11.2 x 38) tires, long drops spaced on 60” centers and nozzled for 1,750 GPM. This section has three irrigation wells (including the new well drilled in December 2006) with turbine pumps powered by natural gas engines tied together under the Hwy with three irrigation wells with turbine pumps powered by natural gas engines on section 449 (the well on the southwest ¼ of section 6 is tied to the pivot on both sections 6 and section 5).
Improvements on section 449 consist of a 40 X 48 concrete slab where a shop building could be erected if desired and a set of steel livestock handling pens with permanent loading/unloading chute adjacent to County Road CC (paved).
A second set of steel pens with a permanent loading/unloading chute and a Quonset barn are located on approximately 34.87 acres of the northeast corner of section 444 which adjoins section 449 on the north. This acreage and improvements can be purchased if desired with sections 4, 5, 6 and 449.
Section 444 is presently listed for sale and information is available if desired.
The sprinklers on section 449 are as follows:
1. Southwest – 2007 Zimmatic at 725 GPM, long drops spaced on 60” centers, tall (11.2 x 38) tires
2. Northwest – 1977 Zimmatic at 725 GPM, reconditioned in spring 2007, long drops spaced on 60” centers, standard tires
3. Northeast – 2007 Zimmatic at 725 GPM, long drops spaced on 60” centers, tall (11.2 x 38) tires
4. Southeast – 1977 Zimmatic at 725 GPM, long drops spaced on 60” centers, standard tires
According to the present tenant the sprinklers on sections 5and 6 and two of the four ¼ mile sprinklers on section 449 can be run at the same time utilizing two of the irrigation wells on section 449, three on section 6 and three on section 5.
All of the sprinklers on all of the farms are on 3- phrase electricity.
A test hole in the southwest corner of section 449 indicates strong water for this area and log is available upon request according to the farm operator (tenant) on these farms.
A new domestic well was drilled for stock water east of the pivot in fall 2006 and is piped under the highway to the pens on section 449 and to the center of section 449.
Stock water for sections 4 and 5 is furnished from a well across the highway to the north on the neighboring section (section 451) in the southeast corner of said section and is piped under the highway to a large stock tank located approximately ¼ mile south of Co. Rd CC on the dividing line between sections 4 and 5.
