Water: 2,300' + of the Llano River & 6 lakes ranging in size from 2-12 acres +-. Two of the lakes have been estimated at 9 & 12 acres respectively. All of the lakes have been stocked with Florida hybrid bass (numerous 10-12 pounders have been caught) & catfish. There are several wet weather creeks that traverse the ranch in addition to numerous small ponds that water the animal herd. There are 8 water wells on the property. The wells were tested in November 2011 & they are all good & up to 50 gallons per minute. Well logs are on file & available upon request.
Topography: The ranch has primarily rolling-to-gently-rolling terrain with some higher elevations, the crown jewel being Sandstone Mountain, which has some 200+ feet of relief. From the top of Sandstone Mountain, one has panoramic 30-mile views of the Hill Country & the Llano River, as well as incredible views of the main ranch compound & one of the big lakes which sits between the mountain and the ranch compound. Main Residence Compound
The residence compound includes 4 houses (Main Lodge, CP's house, Gun Room, and Guest House), a Swimming Pool/Hot Tub,and Covered Outdoor Cabana/Grilling Area.
The Main Lodge contains 3,570 square feet of living area & has an attached 3 car carport. It is a log cabin style lodge with a standing seam copper colored metal roof. It has a huge great room full of trophy whitetail mounts along with other exotic mounts including full body mounts. The collection is known to be unsurpassed in the immediate Hill Country. There is a pool table in the great room along with an incredible hand-carved bar and a beautiful stone fireplace. The lodge has 3 bedrooms and 3 1/2 baths and overlooks the lake and Sandstone Mountain in a one-of-a kind setting. The lodge was built in 1981 and has been remodeled and upgraded over the years.
CP's House contains 2,160 SF of living area along with a 2 car garage. It is log cabin in style with a timber exterior walls and sandstone accents with a copper-colored standing seam metal roof. The home was built in 2000 and has 2 bedrooms and 1 1/2 baths. The improvements are in excellent condition w/quality custom finishes including granite counters and stainless appliances. CP's House has a large deck overlooking the lake and Sandstone Mountain. It was built in 2000.
The Gun Room House contains 1,520 SF of living area with an attached 2 car garage. The house is of the same quality and finish as the others and it compliments them while also overlooking the lake and Sandstone Mountain. It is the ultimate Man Cave with a great room/living room with huge stone fireplace, secure gun vault, gun repair area, work-out area, poker table and a full bathroom with shower. The Outdoor Grilling Patio with Pond is situated between the Main Lodge and CP's House. There are two covered areas for grilling & seating and a stone fireplace for outdoor entertainment. The two structures have open walls with sandstone support columns and a huge flagstone patio. There is also a large recirculating fish pond.
On another part of the ranch is the Foreman's House, a well-maintained manufactured double-wide with 1,876 SF. Built in 1980, it has 4 bedrooms and 2 baths. There is an attached 2-car carport and also a 2-car attached garage/storage building. The interior is in average condition. There is another worker's house on the Llano River tract which is in average condition as well. It currently houses one of the worker's families.
The Main Barn contains 10,500 SF and has a concrete floor, metal framing and corrugated metal walls and roof. There are several overhead sliding doors. The barn includes 2 large open bays, an office, storage room and sleeping quarters. The office and sleeping quarters are air conditioned. FENCING

The Entry Gate to the ranch on State Highway 71 is a spectacular setting, with sandstone walls and a huge ornate iron gate. It has a key pad security system for entering the ranch. There are 1.6 miles of asphalt paving all the way from the entry to the Main Compound, whereby one goes through another ornate gate to enter the compound.
GAME MANAGEMENT
The game management operation includes over 20 years of strict management & protein feeding. There are 42 big protein feeders and 50 corn feeders on the ranch along with 36 - 2 man hunting blinds in good condition. Numerous deer have been killed on the ranch scoring over 200+ Boone & Crockett. The ranch has not been commercially hunted at all in the last 3 years & very little prior to that time. Most of the hunting was done by the owner, his family & invited guests to kill management bucks. Exotics include zebras, oryx, black buck antelope, lechwe and red deer along with llamas and donkeys.
