The balance of the deeded acres along with the 438.8 acres of State and 27 acres of BLM lease lands are in native pastures with some cottonwood-lined river bottoms which provide exceptional protection. Live water is provided by the Powder River on the south end of the property. The pasture land topography consists of grass and sage-covered hillsides with deep draws which provide good late season grazing and terrific protection. In addition to reservoirs and the Powder River, water is provided on the ranch by three water wells along with several miles of buried pipeline servicing multiple tanks. All the pasture tanks are rubber tire tanks with concrete centers for year-round use and there are two buried storage tanks incorporated in the pipeline system for additional water storage. The current owners have used the ranch as a heifer calving facility and for hay production. The irrigated hay ground has historically produced 3 to 4 tons of hay per acre with at least two cuttings per year. The owners rate the ranchs carrying capacity at 80 to 100 cow/calf pairs year-round. The ranch includes a very nice 2,500 square foot, four bedroom, three bathroom, ranch-style home; a newer 30x40 pole frame calving barn; and a full set of pipe corrals. Price: $1,500,000
