Betsys folks purchased a small piece of land from the neighbors that bumps out around the current house, which is built in the exact same footprint as the original house. All this had to be cleared for us to do the construction of the current house. Garage could be built on the current parking lot one presumes, but if it were to cover the location of the current septic tank, which is in the parking lot close to the bottom of the stairs going up to the house, then the septic tank would have to be moved. We are considering building a small carport now (16 x 10) to the west of the parking lot next to the retaining wall by the hammocks. By doing so without a foundation, it can be done without permits, using a steel frame/roof prefab construction. One could also consider putting a garage where either riverstone retaining wall is to the east and west of the parking lot, built into the elevation of the dune there, although changing the topography would entail approvals and perhaps exceptions from state DNR, one presumes
