Location: This scenic ranch is located northeast of Tahoka.
Acres: 2,278 acres, more or less. Approximately 1,021 acres of the property is in native pasture and the remaining 1,257 +/- acres is enrolled in the Conservation Reserve Program (CRP).
Terrain: The majority of the property is considered to be fairly level to gently sloping with some hills and draws offering cover and winter protection for wildlife and cattle. The ranch is fenced and cross-fenced, with fences being typically in good condition. A portion of the property falls off into Tahoka Lake, which is a large alkali/saline lake. The exterior boundary is not fenced through this lake bottom.

Besides Tahoka Lake, there are two additional lakes on the ranch and a dirt tank. One of the lakes is known as Hidden Lake, which covers approximately 6-10 surface acres. Hidden Lake is also an alkali lake. Generally in the winter months Hidden Lake and Tahoka Lake are literally covered with migratory waterfowl.
There is a stocked fresh water lake on the ranch that is located in the northern portion of the property. This beautiful lake covers approximately 8 surface acres and is nearly surrounded by mature hackberry trees and a good turf of Bermuda grass. This lake is spring fed, and is considered to be a constant level lake. The lake has a floating dock and aerators. Fishing is reported to be excellent.
Besides fishing in the lake, a dirt tank near the central portion of the ranch has also been stocked with fish. This dirt tank is located in an area that would drain to Tahoka Lake that has been dammed up. This dirt tank is spring fed. The current owner has performed considerable salt cedar remediation through this draw, and it is reported that this has opened the springs up and this tank has remained at constant level.
Water: Besides the lake and dirt tank, the ranch is watered by two electric water wells with pipelines to drinking troughs. There is also a windmill with concrete drinking trough located on the property.
Access:Access to the ranch is provided by paved highway frontage.
Hunting/Recreation: This area is renowned for excellent migratory waterfowl hunting. Every year tens of thousands of Sandhill Crane, ducks and geese flock to Tahoka Lake and other area lakes to winter. Several years ago turkey were introduced on the property and they have thrived. Mule deer are also frequently seen on the ranch as well as quail.
Improvements: The property is well improved by a large (100'x80' +/-) shop building with attached office building and horse stalls. This barn has an attached set of livestock handling pens constructed of panels and posts. There is a nice barn nearby that is approximately 50'x20' in size and a trailer house.
Remarks: This is a remarkable opportunity in an area that it is seldom properties of this size are offered on the market. The CRP income has been almost $50,000 annually, however, the current owner is currently in the process of remediating some mesquite in the CRP. This will raise the annual payment to over $55,000 per year.
