The ranch is located approximately 2 miles South and 2.5 miles Southwest of Coolidge, Texas. The main tract and headquarters are located on FM 936. The property is approximately 14 miles from Mexia and 30 miles from Waco.
The ranch is divided into three tracts. The largest tract is located on the North side of FM 936 where the headquarters is located which fronts CR 180 at its North side. The two smaller tracts are located on CR 182. The terrain is rolling, blackland prairie, mostly open with some scattered trees. There are numerous stock ponds scattered throughout. Approximately 1,000 acres of permanent pasture with the remainder being tilled and planted in wheat, oats and hay crops. The fences are in good condition. Currently there are about 400 cows and 700 yearlings on the ranch, but normally about 1,400 yearlings along with 300 cows are on the ranch.

The main home is 4 bedroom, 3 bath with a double car garage, 2 A/C units, septic, all electric with a fireplace. There is also an office with central air/heat with a kitchen area that could also be used as a 2 or 3 bedroom residence. Additionally, a doublewide mobile home, 3 bedroom/2 bathroom with septic. 2 barns at the headquarters, one is being utilized as a shop area with concrete floors and 3 horse stalls. Covered working chute, cattle scales and load out docks, pens divided into holding areas with a sorting alley and larger pens for a holding area.
