Most of the ranch lies south of the creek and runs across open bench lands up over the top of a prominent ridge and drops down through leased and deeded land to Highway 16 on its south boundary. 1,137± acres of the ranch are encumbered by a conservation easement which prohibits subdivision but allows for expansion of existing facilities and construction of a second home site with attendant facilities.
