The French Creek Ranch is an appealing, well located small ranch that includes approximately 3,000± acres of which approximately 2,200± are deeded with the balance consisting of BLM and state leases. It is adjacent to the town of Buffalo and runs from there into the French Creek Valley including approximately 1.25 miles of French Creek itself. The ranch includes irrigated meadows along French Creek and on one of the benches to the north of the creek. The headquarters occupies an attractive site along the creek and has the feel of having been there for a very long time. The improvements are in good condition but would be described as modest. They include a ranch house, guesthouse, a calving shed and a shop. There are corrals and some other small structures used primarily for storage. French Creek is a good-sized mountain stream that boasts a good population of small trout and the ranch has early water rights from it. Most of the ranch lies south of the creek and runs across open bench lands up over the top of a prominent ridge and drops down through leased and deeded land to Highway 16 on its south boundary. 1,137± acres of the ranch are encumbered by a conservation easement which prohibits subdivision but allows for expansion of existing facilities and construction of a second home site with attendant facilities.
