Both the Blankenship and the PTD North tracts are leased to the same farm operator under separate leases through the 2025 crop year. The 2025 cash rent for both farms is $205 per FSA Cropland Acre. In addition to Arkansas being ranked as the largest rice producing state in the US, the state is also known for waterfowl hunting. The Subject Tracts possesses habitats which could potentially be suitable for hunting and both tracts are currently subject to an existing Hunting License through June of 2025 with the Farm Lessee, for a combined total for hunting revenue of $2,935. The 2025 combined farm lease income will be $267,525 which does not include any hunting revenue.

Blankenship Farm (North Tract) The farm is situated on both sides of the Jefferson County and Lincoln County lines in Southeast Arkansas, along the southern bank of the Arkansas River. The farm is comprised of three non-contiguous tracts, totaling 1,687.21 gross surveyed acres. Tract number one contains 1,454.37 gross surveyed acres, tract two contains 143.18 surveyed gross acres, tract three contains 39.66 surveyed gross acres, and tract four contains 50.00 surveyed gross acres. The FSA shows 1,392.27 Farmland acres and 906.94 Cropland acres. Of the 906.94 cropland acres, approximately 898.46 are irrigated and previously precision leveled to grade, with the remaining 8.48 cropland acres being non-irrigated.

Given the farms location along the Arkansas River, there is a diverse mix of land types in addition to cropland acres. The property includes cropland on both sides of the Arkansas River Levee, pasture, wooded acres and acres that are comprised of water both within the boundaries of the property and portions of the Arkansas River. There are approximately 1,080 gross acres located on the inside of the levee, with approximately 414.44 FSA Cropland acres included in this total, along with 124 pasture acres and 380 acres in the river or islands within the river.

There are a total of thirteen (13) groundwater wells, with four (4) being electric submersible wells and nine (9) being diesel/propane powered turbine wells.

The majority of the tracts soils are comprised of silt loams. The predominant soil types are Coushatta silt loam and Coushatta soils, which account for approximately 73% of the soils.

PTD North (Southern Tract) The farm is located on the north side of US Highway 65, primarily on the east side of Tamo River Road, near the community of Tamo, in Jefferson County, Arkansas. The property is made up of two tracts, separated by one quarter of a mile.

The farm is comprised of two non-contiguous tracts, totaling 446.32 gross surveyed acres. Tract number one contains 413.30 gross surveyed acres and tract two contains 33.02 gross surveyed acres. PTD North does not contain any acres inside the Arkansas River levee. The FSA shows 440.52 Farmland acres and 397.96 Cropland acres. Of the 397.96 cropland acres, approximately 376.56 are irrigated and previously leveled, with the remaining 21.40 cropland acres being non-irrigated.

There are a total of six (6) groundwater wells, with four (4) being electric submersible wells, and two (2) being diesel/propane powered turbine wells.

Approximately 75% of the tracts soils are comprised of silt loams, with the remaining approximately 25% consisting of clay soils. The predominant soil types are Hebert and Rilla silt loams, which account for approximately 70% of the soils.
