History: The Blanco Pasture is out of the larger 12,615.5 acre parent G.K. Paloma Ranch. The property has the rich history of being a portion of the much larger and well known 33,642 acre Paloma Ranch owned by the Heirs of Hal Mangum. G.K. Paloma Property, Ltd. acquired the property in 2000/2001. The property has historically been used for ranching purposes.
Neighbors: The Blanco Pasture is well located in relation to large neighbors. Neighboring ranches include the remainder of the G.K. Paloma Ranch to the north, Goldsbury - Paloma Ranch to the west, Chittim Heirs to the east and other Mangum Heirs to the south.

Location: The ranch is located between Eagle Pass and LaPryor, just north of the FM 481 (Old Uvalde/Eagle Pass Highway)/U.S. Highway 57 intersection. Eagle Pass is 13 miles to the southwest; LaPryor is approximately 30 miles northeast. Uvalde is approximately 40 miles to the northeast. The ranch is less than two hours from San Antonio. The Eagle Pass airport is approximately 15 to 20 minutes from the ranch.
Access: Access to the ranch is provided by a 1.2 mile recorded easement from FM 481 extending north to the property entrance. The easement road has an all-weather surface. Interior ranch roads range from all-weather roads to standard pasture roads. There are a good number of senderos and seismic clearings throughout the ranch.
Land Features: North to south/southeast drainage with elevations ranging from 800 feet in the southern quadrant to 914 feet in the north central quadrant with the upper elevations offering panoramic vistas from many of the hilltops and ridges. There are a number of good drainages which provide the locations of the stock tanks on the ranch.
Vegetation: The deeper soils and drainages include heavy stands of mesquite, huisache and hackberry with black brush, guajillo, white brush, wild persimmon and granjeno. Vegetation in the more gravelly country includes mostly short brush varieties including guajillo, black brush, prickly pear, tasajillo, cenizo, armagosa, knifeleaf condalia and others. The majority of the well elevated portions of the ranch have low to medium height native brush common to the Maverick County. The ranch has an abundance of high protein brush required to grow the trophy bucks found in Maverick County.
Soils: The ranch generally includes sandy loam and clay loam soils with areas of gravel outcroppings. These soils are conducive for good wildlife habitat.
Water: Most Maverick County ranches are watered with stock tanks. There are four good stock tanks on the Blanco Pasture which range from 0.4 to 1.7 surface acres including the Grande, Rock, Blanco and Rincon de Flores. The average depth of the tanks ranges from 10 to 15 feet. The Grande Tank was cleaned out in 2004 and stocked with large mouth bass and minnows in 2007. There is no water well.
Wildlife: The Blanco Pasture is located in a very good wildlife area known for trophy white-tail bucks. The ranch boasts a good variety of native game including white-tail, turkeys, doves, bob white and blue quail, javelinas, wild hogs, etc. Ranch wildlife quality benefits from being located in the midst of large neighbors with only one short side of the ranch being high fenced.
Fencing: The ranch has mostly standard height barb wire fences except along the east side which is high fenced (Chittim Heirs). The low standard height fences on the southwest and northwest sides were recently constructed. The northeast fence and the high fence on the east side are older.
Improvements: The ranch has no structural improvements.
Minerals: This is a surface estate only offering with the mineral estate entirely being retained by the Seller.
Easements/Encumbrances: Access to the ranch is by a 1.2 mile recorded ingress/egress easement from FM 481. The Blanco Pasture would be encumbered by an ingress/egress easement in favor of the owner of the remainder of G.K. Paloma Ranch. Access is provided to Newfield, the operator of the mineral estate. The ranch has daily traffic by oilfield personnel. There is a pipeyard/compressor station on the ranch plus several oil and gas wells with tank batteries. Electricity is located onsite.
Hazards/Detriments: Limited drainage areas of the ranch are in the 100 year floodplain; however, the majority of the ranch is out of any floodplain. Also inherent to Maverick County and the South Texas counties along the Rio Grande border is illegal alien traffic from Mexico.
Leases: The ranch will convey free of any surface leases.
Taxes: The ranch qualifies for ag use exemption. The Maverick County 2008 Ad Valorem taxes are $2,779 or $1.33 per acre.
