Wildlife: The white-tailed deer herd has been managed for many years, a level III MLD permit is in place. Deer on the ranch include native whitetail deer and releases of TTT deer from George Strait and Bill Carter ranches. Buck to doe ratio is approximately 2-1 with density of 1 deer to 10 acres. Numerous bucks over 200” have been harvested. Other native wildlife include: quail, dove, turkey and hogs. The ranch is currently under Wildlife Tax Exemption.

Water: A 160gpm Carrizo water well is the center of water for this South Texas ranch. The well pipes water to 22 watering areas, 6 ponds and a 15 acre lake. A shallow well supplies water to the house and barn.

Improvements: The ranch has a 2,300sq/ft - 3 BR/3BA ranch house with a metal roof, outside window shutters, and two fireplaces; one in the master bedroom and the other in the living room. The pipe fenced yard is beautifully landscaped and well planned beginning with a four vehicle covered parking area, stained concrete patios and walk ways, rocked porches and an entertaining area with a fire pit. There is a 10,000sq/ft implement barn, 3 horse stalls and two - 5 acre horse traps. There are twelve protein feeders surrounded by a feed pen, twelve double blinds and twelve corn feeders.
