The ranch headquarters are situated on a hill overlooking the entire ranch and surrounding area. The main residence of 5,700 s.f. has 7 bedrooms and is oriented for views. It features spacious open living and dining areas including a Trophy Room with vaulted beamed ceiling and 2-story brick fireplace, as well as a handsome wet bar. The downstairs master bedroom enjoys a sitting area, large bath and walk in customized closet with island storage. A fully equipped kitchen features a wrap around breakfast bar and generous adjoining dining room. A second floor balcony is accessed from upstairs bedrooms and offers views across the landscape and lawn with free form swimming pool surrounded by a patio. The Guesthouse of 2,200 s.f. consists of two separate, 2 bedroom/2 bath apartments with living area with fireplace, kitchen plus an office as well. The Bunkhouse is 1,200 s.f. and has 2 bedrooms, 1 bath and an attached 520 s.f. carport plus detached carport nearby. The fourth building at headquarters is a cleaning shed/barn with walk-in cooler. The 1,080 s.f. building has a carport and shop. There is also a lighted high/low skeet range.

Ranch Improvements: Down the hill from the headquarters are several barns including a 5-bay equipment barn, dog kennels, and bird barn.

WsATER: There are 2 irrigation wells and 1 domestic well. The irrigation wells are believed to be 600 ft. and to be in the Carrizo Aquifer. The domestic well supplies water to the headquarters. The diesel run irrigation well backs up the domestic well and is also plumbed to tanks behind the home. The other irrigation well is run by 3-phase electricity and runs both pivots as well as pumping to 6 small tanks. Elm Creek traverses the property and holds water during wet times. The largest tank below the home offers bass fishing.

WILDLIFE: The ranch has a tremendous amount of native as well as exotic wildlife. Exotics include Buffalo, Axis, Sika and Barasinga. Native wildlife includes whitetail deer, turkey, quail, dove, javelina, hogs and varmints.

VEGETATION-TERRAIN: The ranch has all of the necessary browse to grow very large deer and carry an abundance of game. This property ranges from good, low lying bottom land along Elm Creek to rolling, black brush hills. The property has 3 irrigation circles that are watered by the 2 pivots on the ranch. The largest circle is 86 acres with the smaller two being 28 acres and 34 acres. There is an additional 95 acres that are used for dry land food plots. Brush species include guajillo, granjeno, black brush, guyacon, persimmon and prickley pear among others. Large hackberry and elm trees line the banks of Elm Creek and large mesquite trees are throughout the ranch.
