Vegetation: The entire property is mostly heavily wooded with beautiful scattered large oaks, live oak motts with some spacing of naturally open spaces. The wooded tree and brush species are live oak, post oak, blackjack oak, wooly bumelia, yaupon, native persimmon, hackberry, mustang grape, tasajillo, spiney hackberry and prickly ash.
Soils: The soils are fairly uniform throughout consisting of deep sandy loam soils overlying a clay subsoil.

Water: An 8 inch SAWS water line runs along the eastern Toudouze right of way between the pavement and the property boundary. This pipeline water will be available to property owners to tap into at a cost of approx. $4,790 per meter. The area is also blessed with shallow fresh water in teh carrizo strata thought to be generally in the 210-330 foot range below the ground surface. Water from water wells on neighboring properties are potable, but, a water filter is normally used to filter out iron and other impurities.
Utilities: CPS Energy has a three phase overhead power line which runs along the eastern boundary of the property. The seller plans on running power to provide service to all tracts. The buyer will be responsible for electric meter.
Wildlife: Because much of the place is wooded, it is a good habitat for wildlife. There are whitetail deer, turkey, and feral hog in the area. IN this area there are also dove, raccoon, squirrel, fox, coyote, rabbits, opossum and skunk.
Taxes: For 2020 the property is taxes "Ag Use" taxation. The 2020 ad valorem taxes on the 150 acres was taxed at $4.70 per acre per year. The seller applied for "wildlife exemption" taxation prior to May 1, 2020.
Minerals: The sellers own none of the mineral estate and therefore can convey none. The property is not leased for oil and gas exploration. There is no known oil and gas drilling activity in the area.
