The Land & Vegetation: Hilly terrain with a wet-weather creeks & draws. The land is covered with trees and brush, consisting of Post Oak, Blackjack Oak, Live Oak, Elm, Mesquite, Bee Brush, Persimmon and more. I cant recall seeing any cedar (juniper) on this ranch. The land has granite rock outcroppings, scat-tered quartz and other very interesting rocks, granite gravel and fertile sandy loam soils. There are distant Hill Country views from many locations on the ranch. A very scenic seasonal creek crosses the ranch. Ex-cept for a small portion of one side, the fences are in good to like-new condition.

The House: Approximately 1600 sq. ft. Rustic and Comfortable cabin with 3 bedrooms, 3 baths, a loft that is used as a 4th bedroom, fully furnished kitchen, spacious gathering room, and a big front porch. Some furniture can be included. The cabin is finished in rustic lumber and very comfortable. It is currently set up to sleep 11 people. WOW!
The other buildings: 30 x 60 metal barn. The barn is divided into two areas. About 20 x 30 is fully enclosed with electricity, plumbing and concrete slab floor and is set up as a game-processing & recreation room. When needed, it could also be used to house guests. There is also a walk-in cooler with a commer-cial cooling unit to store the meat. The other half of the building has an open end and is used for storage and parking equipment. A portable storage building in the yard provides more usable space.
Wildlife: Whitetail deer, Turkey, Dove, Quail, Feral hogs, Bobcats, Raccoons & more! 5 hunting blinds and feeders will be included. This ranch has not been leased for hunting. Only hunted by the family & friends.
