This well-designed, well-built dairy was completed in November, 2008. It has 6 pens with 150 lockups each plus another pen with 90 lockups used for sick, maternity and other special needs. The milking parlor is a double 16 parallel with rapid exit expandable to a double 20. Current capacity would be approximately 1500 head with twice per day milking. The parlor is equipped with DeLaval milking equipment and has two milk tanks that each holds one truckload. The approach to the parlor holds 150 cows and has an electric crowding gate.
There is a 4-bay commodity barn that holds 7500 tons per bay. The water well for the dairy is approximately 700 deep and is set to pump 160 gpm into a large storage tank (approximately 40,000 gallons). A second water tank of approximately the same size is used to hold water from the milk chillers to be used to flush the holding area. The dairy has three-phase electric service and natural gas available and has an almost new diesel-powered backup generator. There is a 70 electronic truck scale as well as a 3200 sq ft Quonset barn and two 10,000 bu grain bins. In addition, there is a 1232 sq ft frame house with an unfinished basement and detached garage as well as a domestic well.
The dairy property includes all of the NW of a section the rest of which is owned by the same entity that owns the dairy. An easement permitting lagoon water to be pumped onto the rest of this section will be conveyed with the sale. In addition, a water-sharing agreement permitting the dairy to obtain water on a temporary, emergency basis from the irrigation system on the rest of the section will also convey with the sale.
The dairy is leased until March 15, 2013 with the lessee having the right to extend the lease for two months and to then continue the lease on a month-to-month basis subject to the right of either lessee or owner to cancel with 60-day notice.
This property is located approximately 13 miles south of the city limits of Perryton, Texas on State Hwy 70 then 5 miles west of Hwy 70 on Hwy 759 and then 2 miles south on an all weather road (CR10) to the NW corner of the property.
