THE HOME:
An iron double-gate greets you as you enter the property off of the paved CR 1700. The entrance road winds a half mile to the back of the property, where, hidden in a grove of tall trees, sits a 2155 sq ft brick home, with rock accents and architectural style roof. The house was built in 2004 and is surrounded by a manicured fescue lawn irrigated by a sprinker system, lush flower gardens, and, just beyond the lawn, a forest of trees, with native live oak, hackberry, chinaberry and scrub oak hammacks, and bodarks. A Zimmatic pivot, which waters 104 of these acres (half in coastal, half in love grass), was added by the present owner a couple of years ago. Three water wells were installed to supply the pivot, and they produce a combined 500 gallons/minute of water pressure to it. While the current owner uses the irrigated pasture to increase his stocking rate, it could also be used to grow hay, such as coastal or alfalfa, or even row crops like cotton and wheat. The ranch can carry 125 yearlings, or with supplemental hay, can sustaining 60 pairs annually.
A 40' x 40' metal barn is located at the headquarters, perfect for storing equipment. A set of working pens near the road provides a place to sort cattle. These pens have been updated with new panels, Priefert sweep, and Powder River squeeze chute. A trap leads from the pasture to the pens; three horse stalls are attached as well. A stock tank on a well tap is in place for watering the animals.
HUNTING and RECREATION:
The wooded areas of the ranch provide lots of hunting opportunities for whitetail deer and turkey. The current owner regularly sees wildlife behind their house, and their beddings can easily be seen in the tall grasses. A water well in the native pasture provides a good location to stage game, with feeders, etc. Bobwhite quail, bobcats, and other varmits can be found here too.
Other recreational activities are in this immediate area of the county. For the fisherman, Lake Hall is a free public lake just 1.5 miles north of the ranch, stocked with largemouth bass, channel catfish, and sunfish. This lake is 36 acres in size and allows boats too.
