+/- 160 acres located in Beaver County, OK with tremendous irrigation potential. Sandy loam soils give this tract an opportunity to excel in either irrigated/dryland farming, or to be maintained in the native grass that currently occupy's it. A 440 outlet electric line currently sits 1/8th of a mile to the south of the property. Sellers have drilled test wells and have found the best water on the northern part of the tract. The NE and SE corners have slightly wooded areas from old dried up creeks that use to run along side them, and they provide great whitetail deer and quail hunting during season. There is a Valley Sprinkler 1/2 mile that will be negotiable upon the sale of the property, pending sales price. The current sales price does include the Valley Sprinkler with it.
