Land Description: The remainder of the farm is in good native and Bermuda grass pastures with a small creek along the North end. Additionally there are many trees and plum thickets providing shelter for livestock and a good habitat for wildlife. There is a good water well on the East side of the farm. The windmill and tower being used to pump water at this time is the property of the tenant and may be removed at the tenants’ expense prior to possession. The most unique feature of this farm is the county road access on both the East side and the Southwest corner.
Taxes: According to the Alfalfa County Assessors Office there are 160 acres with the estimated taxes being $232.35 and will be prorated to the closing date.
Terms: 10% down day of sale with the balance due on delivery of merchantable title.
