LOCATION: Central Eastern Oklahoma in LeFlore County. This land is about 12 miles West from the city of Mena, Ark. It is about 40 miles South from the city of Poteau, Ok. Dallas is about 4.5 hrs. Oklahoma City is about 3.5 hrs. Little Rock is about 2.5 hrs. Texarkana is about 1.5 hrs. This land is located in the heart of the Kiamich Mountains located in Eastern Oklahoma and Western Arkansas. Fact is, the East boundary line of this property is the Arkansas State Line with the property being located on the Oklahoma side of the State line. This property is bordered on 3 sides by the 1.5 million acre Ouachita National Forest. Lake Wilhelmina is about 9 miles. Mountain Fork Creek is about 1 mile. Queen Wilhelmina State Park atop Rich Mtn is about 5 miles. SERVICES: No services of any kind available to this property. ACCESS: Working from government aerial photos, we find that graded logging roads afford access to this property. Before actually buying the land, please make a personal inspection of the property and the logging road access. BUILDINGS: None. HISTORY: The owners of this land report that they have inherited the property from their father and they have not personally seen the land. They further state that their great-grandfather purchased this property about the year 1910 and it has been in their family since that time. Over the years they have sold the pine timber off the property from time to time. Usually, a harvest is made about every 10 years of those trees which have grown to a diameter of 12 inches or greater. Timber harvest can be of considerable value, but the value to timber moves up and down with the economy and market conditions being mostly affected by the amount of building being done at the time the harvest is made. HIGHEST AND BEST USE: This land is suitable as a timber farm for which it has been used these past almost 100 years. It is right in the heart of the mountains and the Ouachita National Forest so hunting is excellent. Game includes deer, turkey, quail, squirrel, rabbit and other game. COMMENTS: Very scenic mountain-type land with level to moderate slopes (see topo map in package). The lower elevations are around 1,000 msl with the highest point on the property being 1,533 ft, therefore from the high to low points on the land is an elevation variation of about 500 ft. A spring-fed mountain creek or branch crosses the NE corner of the property. We do not know if it is a year around source of water. Average rainfall in these mountains is about 45 to 50 inches. Good hunting plus there are many nice primitive cabin sites (no utilities available) available.
