I saw at least 100 rubs and countless deer trails interlace the tract. In the secluded tillable field along the river, turkey tracks on top of turkey tracks While taking pictures for this listing, I watched six gobblers work their way across the field to roost in a massive Bur Oak. The waterfowl development is pretty impressive too, with a little levee work, you could put over 40 acres of water on the farm. The lowest elevations of the pools will be open, but backing up shallow water under giant pin oaks is what we all dream of.

The farm is located 1.5 miles north of Highway 24 on the East side of the Chariton River. 150 surveyed acres - 125 acres of mature bottomland hardwood forest dominated by oak species. 20 acres tillable along the river consisting of productive Tice and Dockery soils, has been cash rented for $150/a for the 2023 planting season. A trail leads from the NE corner of the property through the towering timber back to the SE corner of the tillable field.

We found some old aerials, some dating back to the 1950s, giving us a little background on what has changed over the 75 years. In the late 1960s or early 70s, a 2.5 timber hole for duck hunting was built in a very low area near the center of the farm. An old 8 acre oxbow lies just east of the tillable field and another small pool along the east property line that is about 2 acres. Another old 3 acre wetland is near the SE corner of the property and another wetland on the west side of the property just south of the tillable field. It's obvious that these areas are very wet, because most of the old trees have died in the lower elevations of the pool. The elevation maps for the farm show 6 contours and make it crystal clear where the development potential is. With a little levee work, you could double the size of each pool, and connect them to ensure effective water distribution. Add a reliable water source and you will enjoy consistent waterfowl hunting opportunities for decades to come.

The property has access to the NE and SE corner. A drainage ditch runs through the middle of the farm, but roads on both the north and south end allow easy access. This is handy for a bowhunter to keep the wind in your face entering the property. Leaving a few acres of crops in the field will be a killer setup for deer season. There are a couple of major pinch points on the property, perfect for those crisp November mornings during the rut.

I cleaned up the old trails, getting rid of the saplings and deadfall making access as easy as possible. This farm is ready to show and ready for a new owner.
