Of the 142 acres, there are 70 acres that are irrigated out of the Reynolds Creek Ditch. The ranch has the oldest water rights on the ditch which opens in April and shuts off in October. They flood irrigate most of the land. The owner states they can run 20-30 pair from June to October and take hay off also. The land is in 3 fenced pastures.
The home was originally built in 1975 but has undergone large renovations since then. It is very well built and very, very well finished. There are really two homes on one foundation. Both are 1800 square feet..one on the lower level and one on the upper level. Decks are located on each one. Each one has a separate entry way although stairs connect the two if needed. Also included is a Powder River Alleyway and a Powder River Chute. They have worked as many as 150 head of cows at one time in this area. Feed bunks are situated in the corral system so as to feed their own calves during the winter. It is a very handy area with emphasis on safety and ease of use. This ranch is ideal for anyone needing two homes close together. The owners live in the lower level and his parents live in the upper level.
