The Clearing is located in the rural town of Cabot along the eastern slopes of the Green Mountain Range in north-central Vermont. Nestled in the 130 acres of conserved forest is an 1,100 sq ft cape house, two cabins, beautifully landscaped grounds, and a small pond. A short pathway leads to the shore of undeveloped Mollys Falls Pond where fishing, swimming, and boating can all be enjoyed.
The residence was built in 2004 and was designed by the renowned Vermont artist David Smith. The first floor offers an entry foyer, open living-dining-kitchen area, master bedroom and full bath, and laundry area. On the second floor, there is a sitting or office area as well as a second bedroom and half bath. In addition, there is a full basement and open-air porch.

Mollys Falls Pond, a 411-acre, deep-water reservoir is just over 1,000ft away through the forest and is largely surrounded by protected land. There is a small beach area, a picnic island and a variety of resident fish species. The forest offers gentle terrain and well-drained soils. Northern hardwood stands occupy the majority of the forest, with sugar maple and yellow birch the dominant species. Spruce and fir become an increasingly higher component of species composition as the terrain nears the pond.
