The tract is easily accessed from a county maintained dirt road and has a great interior road system. The tract's soils are superb for growing trees and it is loaded with deer and turkey. There are food plots, and plenty of good places for deer stands. The tract also has a large ditch system that is in good working order, keeping the tract dry in these wet times. The majority of the trees were cut in 2020, but approximately 15 acres are still forested. The standing timber can convey with the property at an added value that the buyer and seller agree on or the timber could be cut by the owner under the current timber sale contract. There are some nice oak trees still standing throughout the tract that add to it's beauty. This part of the state has heavy and very productive soils, providing a good mix of farm land and forested land that deer, turkeys and other wildlife thrive in. It is close enough to the coast without the coastal prices and population. There is also future potential for adding more acres from some surrounding smaller tracts.
