The ranch follows the Brazos River on its south border for 7/10ths of a mile, for approximately 3600 ft of frontage. The Brazos River is a livewater stream in this area of the state, flowing bank-to-bank after a solid rain, and a steady flow through the sandbars in the dry months. When the river is up high, it can carry catfish, but normally acts as a watering hole for deer and hogs. Ground water is considered very shallow here as well, if a water well is desired.
The main road entering the ranch is wide enough for vehicles, but after it circles back at the deer camp, only UTV trails run through the property, up and over the hills and through the trees. The deer camp is located in the woods towards the front of the ranch. A hunter's cabin, with interior wiring, insulation, metal roof, front porch, and two loft spaces, provides a convenient place to retire in the evening, with enough sleeping space for 2-4 people comfortably. The deer camp has been cleared of brush, so there room for at least two more cabins, campers, or RVs, if more living space is desired.
