Terms for Real Estate: Buyer shall pay 10% of the purchase price as a down payment at the auction site at the conclusion of bidding. The balance is due with delivery of the deed on or before March 3rd, 2023.
Evidence of Title: A title commitment is available for viewing on the Auctioneers website. The Buyer will be responsible for any fees associated with the owners title insurance policy if one is desired. Seller agrees to provide merchantable title to the property subject to matters of record, general conditions of title and similar related matters. All tracts are sold AS IS.
Real Estate Taxes: All Property Taxes shall be prorated to the date of closing using the most recent tax bill to calculate the amount due in 2022, which shall be deemed conclusive as between Seller and Buyer.
Closing: Closing shall occur on or before March 3rd, 2023 at Southern Illinois Title in Carmi, IL.
Mineral Rights: No Mineral Rights are included in this sale. All Mineral Rights will be retained by E&M Family Farms, LLC.
Possession: Possession shall be granted to the successful bidder at closing.
Farming Rights: Farming rights shall be granted to the Buyer at closing.
