LOCATION: Central Eastern Oklahoma in Haskell County about 6 miles from the 150,000 acre Eufaula Lake. The property is located at the end of a mile private road. Tulsa is about 1 hour. Oklahoma City is about 2 hrs. Dallas is about 4 hrs. The land is mile from a paved farm to market road.
ACCESS TO LAND: A very nice feature of this property is that it has excellent access, but it is secured by a locked gate located at the paved county road. The road is maintained by a gas company which has a well on an adjoining property. About 600 feet of this private road passes through the 120 acres providing the access and the gas company keeps up the road.

LAND: 120 acres of land which is now mostly all wooded. Currently the land is used for hunting. The land is sloping, being on the Northeast side of a mountain with a maximum elevation of about 1,400 feet MSL. This land has a maximum elevation of about 1,274 ft and a minimum elevation of about 800 ft. From the highest point to the lowest point, which is a distance of mile, the fall in elevation is about 474 feet. The timber which blankets this land is basically various types of hardwoods native to this section of Eastern Oklahoma (oak, hickory and etc) with a mix of red cedar and some yellow pine.
WATER: There is one spring fed pond located on the land estimated at 1,000 cub yds. There are two mountain creeks that cross the property. We do not think either creek will furnish year around water, but there may be some spring fed pools that will have year around water for wildlife. Average rainfall in this area is about 45 to 50 inches per year.
MARKETABLE STONE: This land has a large supply of marketable stone. The stone is moss covered brick and builder surface stone. The owner estimates there is enough moss stone to be picked up from the surface to pay at least half the cost of this property. In spite of the economic down-turn, there is a good market for stone of this type if you wish to sell this resource off the property. Picking up and selling this stone would do no surface damage to the property. Also, the owner reports there is good evidence of significant flag stone deposits to be quarried if desired.
HUNTING AND FISHING: One of the most desirable features of this property is the hunting offered. This area abounds in deer and turkey. Other game consists of rabbit, squirrel, quail and other small game. You can fish for bass, crappie, catfish and other pan fish right in the pond located on this land.
HOME OR CABIN SITES: No services or utilities, but this would be a good location for a self-sufficient type home or vacation cabin. Private location at the end of a l/2 mile road with scenic elevated settings for several cabins if desired.
TAXES: Estimated at $75 per year.
PRICE: $98,000. (#70310)
