LOCATION: The ranch is located in Chaves County, New Mexico between the two major New Mexico towns of Roswell and Portales (home of Eastern New Mexico University) and is approximately 14 miles east of US Hwy 70. County Road 38 through the north part of the ranch and an improved oilfield service road runs south through the ranch and connects to US Hwy 380 east of Roswell. Roswell is the center of activity in southeastern New Mexico and within 50 miles of the ranch.

IMPROVEMENTS &UTILITIES: The improvements on the ranch are basic and consist of one 3 bedroom home for ranch employees (built new on site soon after the owner acquired the ranch) and two sets of strategically located steel pens. Utilities consist of electricity, propane fuel and telephone (wireless service through Lea Co of Tatum, New Mexico).
WATER: The ranch is watered by well water piped over much of the ranch supplemented by earthen tanks. Older wells are thought to produce from approximately 100 to 200 feet deep and a new well is drilled approximately 950 feet deep with the water rising to around 300 feet with pump set around 400 feet.
CARRYING CAPACITY: The ranch is being utilized as a cow/calf operation. It has also been used for yearlings and is suitable for a combination of the two. The ranch is rated by the owner at approximately 480 cows year round.
TERRAIN, ELEVATION VEGETATION: The terrain in general throughout the ranch is classified as level to gently rolling with the elevation being in the 4000 ft. range. The site is frequently broken by dry lake beds & and rolling, loamy upland sites. The slopes throughout this range site ranges from 1 to 10 percent. The significant soil series throughout this site are Harky, Zita, Reagan, Clovis, and various other sandy loam classifications all considered deep, well drained soils. These soils are noted for their water-holding capacity which makes them ideal for large surface tanks. The more palatable native grasses are black grama, blue grama, bush muhly, plains bristle grass, vine mesquite and sand bluestem. There are over 20 species classified as native range grass for this area along with browse species and woody plants.
HUNTING: Large deer and an abundance of antelope and quail are found on the ranch. The hunting is leased for Fall 2009.
CLIMATE: The average annual precipitation in this area of New Mexico is estimated at 16 inches coming mostly in the form of summer thunderstorms. The season for snowfall is November through April and the annual average is approximately 10 inches. The average annual temperature is about 60 º F whereas the growing season’s annual average temperature is in the low 90 º F range. The length of growing season is estimated around 200 days.
BLM LEASE: The BLM land includes 737 acres (Allotment #65027) located in the northeast part of the ranch and 3840 acres out of Allotment #65034 located in the south part of the ranch. This allotment is currently in suspension but this portion could likely be reinstated with the purchase of this ranch.
TAXES & LEASE COSTS: Prior year (2006) taxes and annual lease costs are available for a larger ranch that included the Lone Wolf Ranch. Calculated on a per acre basis, taxes were $0.0593, state lease was $0.6513 and BLM lease was $0.2607.
COMMENTS: The Lone Wolf Ranch is a year-round cattle ranch suitable for running a cow/calf operation or starting light yearlings in December, wintering on cake and grass and then summering the cattle or a combination of both.
Southeastern New Mexico is probably one of the most favorable areas in the state to run livestock due to the mild climate and low maintenance cost per animal.
