Tract Description: The tract is described as the W of the NE and the part of the fractional NW of Section 30, Township 13 South, Range 12 West in Calhoun County, Arkansas, containing 108.5 acres, more or less. The timber on the property is planted pine, natural pine, and hardwood.
The timber on the Harrell North Tract is predominantly small pine and hardwood sawtimber. The tract also contains hardwood pulpwood and pine pulpwood. The diversity of timber stands coupled with open areas, ponds, and good access offer excellent recreational opportunities as well as timber income potential....
The timber on the Harrell North Tract is predominantly small pine and hardwood sawtimber. The tract also contains hardwood pulpwood and pine pulpwood. The diversity of timber stands coupled with open areas, ponds, and good access offer excellent recreational opportunities as well as timber income potential. Opportunity exists to easily develop a large pond on the western portion of the property. Approximately 76 acres are in merchantable timber, 20 acres are in pre-merchantable planted pine, and the remaining approximately 12.5 acres is either in pond or dried up pond. Paved road frontage with nearby utilities offer the potential for a home site or get-away camp location.
Timber Inventory: The timber inventory was estimated by Kingwood Forestry Services, Inc. in January of 2014 using 80 Ten Factor Prism sample points. Volumes were calculated using locally accepted volume tables. Below is a summary of estimated tree counts and timber volumes on 76 timbered acres.
