The layout and diversity of this tract offer any number of options for the new owners. If you want to raise livestock, there are approximately 15 acres of open land with plenty of room to add more. Roughly half of the timber was harvested 3-4 years ago and is currently in the early stages of natural regeneration. You could replant some or all of those acres in Loblolly or Longleaf pines or allow natural regeneration to continue growing a mix of native hardwoods and pines. The tract is accessed from paved County Road 114 and there is an older-model manufactured home on site. With power, water, and septic already in place, you could build there for convenience or tuck back into the woods for more privacy. The majority of the tract is surrounded by large timber and agricultural land. The only neighbors are a couple of homes located on the west side along the paved road. And the location is ideal - you are ten minutes from Enterprise, 15 minutes from Fort Rucker, and 20 minutes from Troy.
