This ranch has a very nice 3-2 DWMH. It has been very well maintained and nothing needs to be addressed for the new owner. This ranch has a large tank that has held water through all the drought the last few years. The tank was cleaned out several years ago. There are many, many hardwoods on this ranch along with mesquites. The soil is sandy loam & clay. The fences are in good shape and would certainly hold cattle. There are no cattle on the ranch currently but the owners have had cattle recently. This ranch borders the Young County & Throckmorton County lines. The hunting in this area is terrific with lots of cover for game. There is a seasonal creek that runs through the western portion of the ranch. There is also a good amount of elevation change on the land. This ranch is about 20 minutes north of Breckenridge, 10 minutes west of Eliasville and 20+ minutes southwest of Graham.
