THE SELLER STATES THAT THIS PRICE IS FIRM AND THE RANCH WILL BE SOLD WITHOUT A SURVEY. According to the owner, this ranch has not been hunted for several years. It is located in northern San Saba County less than a mile from the Colorado River in a prime location for those big Whitetail bucks and wild turkeys. The ranch is very private, being situated at the dead-end of an unmarked county road that is more like a good pasture road. It is rectangular in shape and surrounded by larger ranches. There is a rocky hill in the SW corner of the ranch offering views of the countryside for miles. The majority of the ranch consists of valley land with native grasses and a considerable amount of Bee brush and Mesquite tree cover. An older pecan orchard with several mature pecan trees is on the west side of the ranch and though the orchard has not been maintained, it does provide pecans as a source of food for the deer, turkeys and other wildlife. There are a couple of old fields that are grown up with mesquites and could be used as food plots for the game and livestock. A shallow wet-weather draw meanders through the ranch and three tanks (ponds) supply water for the livestock and wildlife. Two of the tanks hold water good and the third is marginal.

The East & South perimeter fences are in good to new condition; the North fence is fair and the west fence needs to be replaced. The interior cross-fences are in poor condition. An old ranch house, barn and outbuildings round out the structures. The old house needs to be demolished. The other buildings are in need of considerable repair or replacing. An older tractor and equipment will stay on the ranch (not sure of the working condition of any of them). Rural water and electricity are located about 1/4 mile away and can be taken to the property.
