As it stands now, the ranch should support ten cow/calf pairs, with some winter feeding.
No trees are growing in the pasture, except a few willows down the draw leading to the tank and around it, and a chinaberry mott in the southeast corner. This corner is the highest point on the property and would be the ideal place to build a house. The mesquite sprouts (1-2' tall) in the pasture have been sprayed and are dead now.
Per the owner, all the mineral rights are in tact on this land and will convey to a buyer! This is extremely rare to find anywhere in Texas, especially in Clay County. The property does not have any existing oil or gas production, but had a well on it in the past. There is production directly to the north on the adjoining property.
