Located in the breaks of the Canadian River on the north shore of Lake Meredith. The ranch borders 50,000 acres of the Lake Meredith National Recreation Area and is across the lake from the Alibates Flint Quarries National Monument, the only national monument in Texas. Situated in both Hutchinson and Moore counties, the ranch has a total of four miles of highway frontage on both sides of FM 3395. Only fifteen miles from Borger, Stinnett, Fritch and thirty five miles from Dumas. Centrally located only five hours away from Denver, Oklahoma City, Dallas and Santa Fe.
Income producing Gravel Pit/Roads/Mineral Rights/Fencing:
Covering approximately 24 acres is an income producing gravel pit with a variety of materials. The gravel pit earned 95K in 2010/11 and currently has 25,000+ tons of state select back fill material that is sold as requested by contractors. We are currently in contact with parties interested in a gravel lease.
The roads are maintained by oil and gas companies that have a small presence on the ranch.
No mineral rights are owned or conveyed.
The fences are good and cattle can be rotated to five separate pastures.
Water/Grass/Soil: There are two wells with submersible pumps, one windmill and three water tanks on municipal water, as well as several overflows and a natural lake. All equipment is in good working order and there is plenty of water. In Turkey Creek there are several locations where spring water rises to the surface.
One of the many beautiful sites on the ranch is a large pond, surrounded by mature shade trees. It is currently a home for goldfish and native turtles and tortoises but could be stocked with game fish. The pond is fed by a strong submersible well on a timer.
We are happy to say that we do have grass! In years of normal rainfall, the ranch holds 80-90 pair. All of the ranch is in native grasses that vary from open pastures with sparse mesquite trees to some areas of more medium mesquite and yucca populations. Over 400 acres have been part of a mesquite eradication improvement plan by the local NRCS.
The soils types are predominately a fine sandy loam with 5-12% slopes to a gravelly loam with slopes of 5-12%.
Improvements:
The metal skinned barn/shop has a wooden floor and electricity, with water nearby. There are two large overhead bins for cattle cubes or grain, two corrals, pens and two bale yards. The largest corral has a three large pens, an alley, sorting gate and crowding circle.
Included is an eighteen year old brick home, 1,817 sq. ft., has lots of windows. The residence opens up to a great room with high ceilings, crown molding, ceiling fans and a large breakfast bar. The two large suites have connecting bathrooms and easy access to the outdoors. The basement would be a great third bedroom or theater room. A small paint studio with glass windows and doors on three sides faces north. The mud room has its own entrance, is connected to the guest suite and sports a Texas shaped sink, a locking wine locker, lots of cabinets and freezer/refrigerator connections. There is a small laundry area as well, washer and dryer included. The roof is metal and the house has a trouble free septic tank system, is on municipal water and has been recently repainted.
Wildlife:
Wildlife on the ranch includes large populations of mule and whitetail deer, as well as wild turkey, raccoon, cottontail and jack rabbit, badger, bobcats, coyote, heron, duck, geese, quail, dove, hawks and an occasional mountain lion and eagle sighting. Rafter E ranch has not been hunted in the last ten years and only a few days in the last thirty years. We have lived on the ranch for the last ten years and have seen the population of deer on the ranch increase from wildlife migrating away from hunting at Lake Meredith. Even though the quail population in the Texas Panhandle has been decimated by the drought, because of current management practices put into place, the numbers have increased dramatically on the ranch. We consider Rafter E Ranch an animal refuge.
Recreation:
The land features and bordering lake provide a great opportunity for many fun activities such as hunting, four-wheeling, fishing, boating, jet skiing, camping, dirt biking, horseback riding, hiking, skeet shooting or floating on your floatie in an extra large cow tank or pond. Arrowheads, Native American artifacts and copious amounts of flint can be found on the ranch as well.
One interesting amenity is one of very few private boat ramps on Lake Meredith. The lake has receded below them, however, the ramp opens to a soon-to-be available, 16 miles of hiking (6 miles is already open) and walking trails. Biking trails around the lake are also planned.
Blue Creek Off Highway Vehicle Park is five miles away and has a beautiful spring fed creek, camping, grills and ATV trails.
Three Falls Cove Bed & Breakfast is only one mile away and specializes in family reunions, weddings and overnight stays. The lodge is a lovely retreat with huge trees, an awesome spring fed small lake and paddle boating.
