Size and Location: This ranch is 1,754 acres located at the intersection FM 693 and Highway 277. It has about 2 miles of frontage on FM 693.
General: This is a gently rolling ranch with good views, a good mixture of brush, lots of deep soil in the bottoms, and big trees along the several creek drainages. The deer herd is outstanding having been restocked with high end genetics from some of the top deer breeders in the state. For the 2015-2016 deer season coming up there are expected to be over 25 mature 5-1/2 year old mature bucks and some of them are expected to score over 200 inches, all mainly typical racks!! There are several hunting blinds and both protein and corn feeders that will convey with the ranch.
Wildlife: The owner eliminated all of the native White-tailed deer a few years ago and started breeding and releasing select high end Whitetail bucks and does with the characteristics of horn growth that many people find highly desirable; high and wide and typical racks! The hard work and effort of that plan has really started to pay off and this ranch will be producing big deer for many years to come. Coming up for the 2015 deer season there will be many mature 5-1/2 year old bucks as previously mentioned since that is when the restocking program began and over $100,000 having been spent on the reintroduction of superior white-tailed deer! In addition to the outstanding deer herd, other hunting and viewing opportunities include Mourning and White-winged Dove, and both Bobwhite and Blue quail. There are presently not any hogs or Javelinas on the ranch.
Water: There are two water wells, one is equipped with submersible pump with electricity and the other is a solar well. There are miles of underground pipes routed to water troughs throughout the ranch for watering all of the wildlife. Both of the water wells have the pump set at less than 40 deep and the water quality is very good! Even during the drought much of Texas has been under there hasnt been any problem with water or lack thereof during this time. There are some creek drainages that meander through the property providing excellent cover, big trees, and another source of water during wet times and in many places hold water for an extended amount of time. In addition there is a nice pond in front of the house that catches a lot of water during moderate rainfalls.
Topography: Some of the ranch is gently rolling providing some good views and the ability to view wildlife, but a lot of the ranch has good soil and a diversity of south Texas brush. The owner has cleared and put in a couple very nice food plots for the deer and dove. He has also created some strips that he keeps shredded for the wildlife and quail.
Minerals: The owner is willing to convey a portion of the minerals owned with this sale and there is no mineral production on the ranch. The ranch is also currently not leased for minerals.
