Water: The Leona River winds its way along the north east side of the ranch for just under a mile. The Leona usually stays at a relatively consistent flow rate all year long providing an outstanding perennial water source for the wildlife. The fishing in the river is also pretty good for Catfish and Bass. There are 2 domestic electric water wells, and one irrigation well that supplies the 200 acre center pivot irrigation system.

Vegetation: The vegetation is native south Texas brush including big Mesquite and Oak trees. There is plenty of diversity in the smaller brush like Guayacan, pear, white brush, Granjeno, acacias, and many other south Texas nutritional brush species. With the irrigation system though you can create your own mixture and really push the game over the top.

Wildlife: Without doubt this ranch has a lot of game. There is a healthy population of deer with all of the age classes represented. The deer density is high so it should not be much of a problem putting this ranch in the Managed Lands department of the Texas Parks and Wildlife. In addition to the deer, the Turkey population because of the live water is also really high. There are no wild hogs on the ranch though. As far as the bird population, the quail is good and the Dove last year was truly remarkable! Most definitely this ranch has the potential for an outstanding commercial hunting operation.

Minerals: No minerals convey. The owner does not own any minerals.
