This tract lies about miles north of Tract 1 and is divided by FM 2301. The north 320 acres on the west side of the highway has two -mile Valley pivots (1994 & 2002) each nozzled at 350 gpm. There are 4 wells with submersible electric motors and pumps that will run one pivot at a time. There is a set of steel pens and a domestic well near an old house. The south 320 acres on the west side is row watered by three wells with submersible electric motors and pumps. There is an older home on this half section that could be repaired. Both half sections have new perimeter fencing.

On the east side of the highway are 917 acres with two -mile Zimmatic pivots (1995 or 1996) each nozzled at 350 gpm. These sprinklers can be run at the same time and are connected to 7 wells that have submersible electric motors and pumps. A new Valley sprinkler that is nozzled for 600 gpm and covers 300 acres was installed in 2011. There are 560.5 acres under the sprinklers, approximately 100 additional acres that could be row irrigated, and the remaining acres in grass. This part of Tract 2 has 2 sets of cattle pens and 2 domestic wells. It is bordered on the north by FM146 and has all new perimeter fencing.
