Water: Buck Creek runs throughout the Eastern side of the property. A tank is on the ranch that can hold water but would need to be pipelined. There are three water wells and rural water meters on the property. One is an old irrigation well bordering one of the fields that is not in use but is believed to still be in working condition. There is a well at the HQ that is going to be cost shared by the NRCS for an electric well and a well on the West side that is going to be a cost shared solar well. Rural water meters are stationed at the West well and the HQ of the ranch.
Electricity: Electricity is run to the HQ of the ranch from FM 256 for a good building site.
Easements: There are two electric easements running through the property but offer no hindrance to the current productivity of the ranch. An old railroad is on the property but is no longer productive and runs the boundary on the East side of the property bordering HWY 83.
Future and Ongoing Improvements:
- 263.8 acres of the property is going to be grubbed in senderos.
- The sand sage on the East side of the property has been spiked and killed and will be dead for at least 10 years.
- The NE side was sprayed with Grazon to kill weeds to implement better grazing for cattle and better habitat for wildlife.
- A 6,000' pipeline will be cost shared to run from the solar well to a new tub in the NW corner of the ranch.
