Of these 2 sections, 1 sections are located ten miles west of Dumas, Texas on the north side of Highway 87 just over in Hartley County with the east 57 acres +/- of section 257 being located in Moore County. Section 298 is located one mile north of the east half of Section 256.

There is approximately 1 miles of highway frontage on highway 87.

The East Of Section 256 And All Of Section 257

1.Four irrigation wells equipped with turbine pumps which are powered by caterpillar natural gas fueled engines which are owned by the Tenant (Caterpillar engines are owned by Tenant).

2.Four center pivot sprinklers are all equipped with low drops spaced on 60 centers with 14.9 x 24 tires. Additional information on the sprinklers is as follows:

a.All sprinklers are powered by three phase electricity.

b.The northwest sprinkler covering 120 acres +/- is nozzled at 450GPM.

c.The northeast sprinkler covering 80 +/- acres of a 120 +/- acre circle is nozzled at 300GPM.

d.The southwest sprinkler covering 150 acres +/- is nozzled at 825GPM.

e.The southeast sprinkler covering 195 acres +/- is nozzled at 925GPM

The owner states that all four irrigation wells and sprinklers are tied together with high pressure underground line and that all of the sprinklers can be operated at one time.

Section 298

1.Three irrigation wells all equipped with submersible electric motors and pumps. Two of these electric motors have three phase service with electricity being provided to the third motor by a belt drive generator powered by a 454ci Chevrolet natural gas powered engine.

2.A 1993 Valley 6000 series mile sprinkler powered by three phase electricity and equipped with low drops spaced on 60 centers and 14.9X24 tires.

3.The three irrigation wells pump into an earthen collection pit at the pivot with the sprinkler being pressured by a turbine pump powered by a 454 CI Chevrolet natural gas powered engine pulling water out of the collection pit.

4.The owner of the property has obtained a permit and is in the process of drilling a new well on the south property line of the southeast quarter of Section 298 to be powered with three phase electricity.
