ATTENTION HUNTING ENTHUSIASTS!
We have just listed a wonderful year round hunting ranch in Crockett County. It is has one half mile of highway frontage and good ranch roads. There are many great locations to set up hunting blinds and feeders. The ranch offers a wide variety of year round hunting geared to suit everyone. There are Whitetail deer, large flocks of turkeys, javelinas, wild feral hogs, quail, and migratory doves. Herds of exotics such as Catalina Goats and Audad Sheep range throughout the ranch and neighboring ranches. The males have very large horns and can be hunted at any time. Many predators can be hunted as well such as bobcats and coyotes. The RV park has sixteen camper hookups complete with electricity, water well and septic system. Locating the RV area to the back of the ranch prevents the wildlife from being disturbed on early morning hunts.
Income fr...
Income from hunting leases creates a very nice cash flow for the ranch. The hunting on this ranch has been managed for several years, which has resulted in some exceptional bucks. The ranch facilities have been set up for the whole family to come and enjoy the beautiful scenery, hiking trails, rock climbing, 4 wheeling and, of course, family hunts.
The terrain is very unique with areas that are flat to rolling hills and high mesas with access roads and ATV trails throughout the ranch. The vegetation includes Mesquite, Cedar, Live Oak trees, Mexican Persimmon, and Agarita bushes. There is an abundance of tree and brush cover for the wildlife. The highest mesa is over 2100 feet high and provides an awesome view of the ranch and surrounding area. Due to the higher than normal rainfall in 2004, there is a good turf of native grasses. Beautiful yuccas have grown along the rock ledges of the mesas reaching skyward with their long blossom stems. Four arroyos cross the ranch and carry water during heavy rains. There are no stock tanks except for 3 concrete watering troughs that are filled from a water well.
Another exciting and extra special thing about this ranch is “The Cave”. At first glance it appears to be just a hole in the ground. The TXDOT archeologists and cave spelunkers have explored some of it. There is a fifty-foot or more drop from the mouth of the cave to the first room. It has to be accessed by a very long ladder, safety gear, and experienced people that know how to explore caverns. An underground river created the cave eons ago. Recently, three extensions have been discovered, but as of yet, have not been explored. For adventuresome souls this could be your chance to own your own cave and a profitable hunting and livestock ranch too.
We look forward to showing you this wonderful hunting ranch. However, we will need advanced notice in order to make appointments due to the hunters’ schedules. Please call our toll free number for additional information and to schedule an appointment.
