This northwest Texas ranch has a lot to offer and is well improved. North of the ridge, the ranch drops into a dense bottom pasture, consisting of juniper cedars and mesquite shrubs. Some areas have very thick grasses, signifying good soil types for additional food plots, with other areas being more rocky and brushy.
Several draws and creek washes transverse this pasture. In the last year, the owner has dammed up a couple of the larger draws, to form two very nice "twin lakes". When full, each of these basins covers approximately five acres. These lakes would be excellent for stocking with fish, such as bass, catfish, brim, or crappie.
Deer hunting on the ranch is supurb, with quality whitetail genetics in place. Native bucks were seen last season by the owner that could easily score into the 150 class. The area is capable of producing bucks into the 170-180s; this is largely due to the ranch's cultivated and native food sources, excellent bedding areas, and abundant water. The various small wheat fields on the south side offer the potential to put in a variety of food plots, such as sudan, oats, or bag mixes. The ranch is also home to a solid population of feral hogs and predators (wild cat, coyote), for additional sport.
The two lakes on the property are great for waterfowl and migratory bird hunting! This area of the county has lots of surface water, with 500, 300, 150, and 15 acre lakes within just a few miles of the ranch, as well as numerous stock ponds and two livewater rivers in the immediate area too. The ranch is located over a major flyway for ducks and geese.
Additional improvements include perimeter fencing and an excellent interior road system. The current owner has been diligent in maintaining these roads and has even brought in dirt to build them up in some areas. They provide access to all ends of the property for vehicles. The ranch is great for UTVs and 4-wheelers too, with lots of hills and diversity.
