This combination Ranch has proven itself in 2012. The pasture consists of irrigated and sub-irrigated grass and upland grass. This Ranch has the capability to raise a tremendous amount of grass thereby allowing for protection to the cattle producer, and has the ability to be a nice self-contained unit. With an 8+/- acre lake waterfowl hunting is very good in the early season and throughout the winter. The lake area is leased for waterfowl hunting, generating $2,000.00 per year plus some additional help around the ranch. The hunting was excellent last year yielding approximately 300 Canadian Geese plus Snows and early Ducks.
The current estimated summer grazing for Cow/Calf pairs is 200+ pair for 5 to 6 months. This is a variable number depending on the Buyers needs. If you want to graze up to the potential or graze and put up the meadow hay. The east pasture is naturally sub-irrigated with a live stream providing water for livestock and waterfowl. This 300 acres has run 400 yearlings for 2 months as well as additional rotational pasturing. Plans are made to install a center pivot on the southern side of this pasture utilizing the ground water rights that exist on the well at the farmed parcel. The Owner harvested approximately 400 ton of hay from this land in 2011. Currently stocked with 135 Cow/Calf pair and 35 Horses.
The irrigated land under the north pivot is somewhat saline in nature but has raised sugar beets and corn, and is very suitable for irrigated Grass. The irrigated land under the south pivot is sandier in nature and is capable of raising all crops associated with the area. Irrigation Water is applied with Two 1998 Zimmatic 6 Tower Center Pivots. One full circle & 1 half circle. They are currently irrigating approximately 101 acres +/- under the north pivot and 39 +/- acres under the south pivot. There are some additional flood irrigated lands in the corners. The irrigation water is currently applied to the pivots by a diesel motor and pump from a surface water pit. North Pivot: 1998 Zimmatic 6 Tower with 7425 hours. South Pivot: 1998 Zimmatic 6 Tower with 5,776hrs.
NRD Information: Two wells are certified with the North Platte Natural Resources District totaling 158 acres. The ground water certified under the wells is currently inactive and will require further development. For example if the well (or wells) would be put in use in 2013, the allocation would be 14 in. of water available for the last year of the current allocation of 56 in. over a 4 year period. A flow meter would need to be installed prior to use.
WELLS: Reg. Well # G-103894 drilled in 1996 rated at 7560 gallons per minute. Well # G-102137 was drilled in 1999 rated at 350 gallons per minute.
HOMES: The Main Home is a 1,344 sq. ft. Ranch Style Home with 5 Bedrooms, 1 bath and attached garage. The home was updated in 2008. There is also a 36 X 50 Quonset with cement floor (needs work). Other improvements include 2 17,500 BU Grain Bins. These bins have a cone bottom and may hold 20,000 bu. Some corrals and cement fence line bunks. The Second Home is located at the northeast corner of the ranch and is a modest 900 sq. ft. Home (currently rented).
IRRIGATION WATER RIGHTS: The water is delivered by Castle Rock Irrigation. This is one of the better irrigation districts on the upper North Platte River. This canal has the 5th oldest water right on the river and has high preference for irrigation water. The Irrigation tax is $12.00 per acre on 157.5 acres of Class 1 water and $9.00 per acre on 200 acres of class 2 water. The class 1 water is for irrigated cropland. The class 2 water right is primarily for meadow lands, and is available early in the season and late in the season. Due to the location of this ranch on the end of the canal, it has been possible to water the class 2 appropriation at times during the summer.
LIVESTOCK WATER: Cleveland Creek runs through the irrigated pasture. The upland pasture is watered by 2 windmills and a supplemental tank off of the house well. There are also seasonal irrigation canals running through the ranch.
