Soils: Soils are excellent across this ranch. Of the eight soils comprising Quail Creek, just one, at only 6.5% of the total acreage is rated at less than “unlimited” for upland native herbaceous plants by the USDA soil survey. The best soil is the Amphion sandy clay loam, which makes up some 38.8% of the total.
Water: A high point of this offering is the water. The owner drilled four wells into the Carrizo aquifer and received permits for over 700 million gallons of water! In addition, he has buried over 32,000 feet of six and eight-inch PVC across the ranch so the well water can be delivered pretty much anywhere, either into ponds or through one of four pivot systems. There are four smaller wells into a shallower aquifer as well. These wells are either inactive or used for domestic purposes.
Surface water is abundant as would be expected. The soils, although sandy on the surface, hold water well in several locations and there are six major ponds; all can be supplemented with the wells.
Vegetation: Not surprisingly, the superior soils produce superior vegetation. This vegetation has been manipulated for wildlife; stripping brush, clearing large food plots then adding irrigation, and always discing where appropriate to stimulate growth. At the HQ there are some 105 acres of open field, managed for quail hunting and dove/quail food and another 400 acres west of the HQ have been stripped to improve quail hunting. Add to that four irrigated plots, and food is rarely limited on Quail Creek.
Improvements: In addition to the Carrizo wells and the four pivot systems, the ranch has large diesel engines on two of the wells with extensive valving systems to divert water to various locations. The other two Carrizo wells have electric submersible pumps on them, one at the house for HQ water and another in mid-ranch which has a 60 hp. Electric pump.
The ranch has two large barns, one with an enclosed shop and game processing area and another for equipment storage. These are very large barns and no equipment need ever be left out in the weather. There is a fuel and feed storage facility near the main barn, with fuel storage for diesel and gasoline as well as large silos for corn and milo or protein.
The current caretaker lives in a three-year-old manufactured home located between the barns and the main house. This home is a 4/2 and is in very good repair with landscaping and a large garden.
The main house is very cleverly done. Built inside a two-story metal building, the main house is a 4/3 with an upstairs game room and a nice screened porch overlooking the back yard and the House Lake. It has all the modern amenities and is faced with stone on three sides. Adjoining the house is of course the rest of this huge metal building. It has been divided so the main house can be closed off from the rest of the barn. The main house has a “garage” with storage closets and game-cleaning sink as well as big rollup doors allowing you to drive through the building. The remainder of the main building is two drive through bays with rollup doors, a shop, and a 2/1 apartment. Over the shop is a second story for storage. Attached to the end of the main building is an enclosed shop for parts storage and the extensive water treatment system. Lastly, the entire headquarters can be serviced by an emergency generator, should power ever fail.
Quail Creek Ranch has been high fenced since 2001.
Wildlife: The owner has managed deer since day one and has not introduced any new genetics. The deer herd is in very good shape and a video taken over the years is available and recommended. The ranch is under an MLDP III permit and records are available. Of course the ranch is currently valued for tax purposes under ag use for wildlife management.
As the name suggests, the owner’s first love is quail and development of this ranch has always been in favor of quail. The water, the stripping, even the food plots can all be utilized to maximize Bobwhite quail. Naturally, anything good for quail is good for dove and dove hunting is very good every year. The ponds attract and hold a variety of duck, turkey abound, and fishing is always good in the House Lake.
Minerals: At a negotiated sale price, the owner is willing to convey a 1/8 mineral interest. There is some production and some income.
