Water: There are 2 water wells. One is equipped with a windmill and one, which is approximately 320 feet deep and jetted to pump 15 GPM, is equipped with a solar electric pump. There are 2 concrete water troughs on the ranch for game. There is one earthen tank on the ranch.
Minerals: Owner will convey 50% of the minerals. There is no production.
Improvements: This tract is part of a 2,100 acre ranch that is completely high fenced. The seller will work with the purchaser to complete the high fence upon closing. The ranch roads have been improved with caliche from the ranch. There is a hunter’s camp on the ranch with bathroom facilities that have running water from the windmill.
