Terrain: Topography on the ranch varies from productive river bottom country to very scenic elevated ridges that offer spectacular panoramic views of the river through the ranch. There are approximately 262.5 acres currently enrolled in CRP scattered throughout the property. There is also some cultivation towards the middle of the property that helps to form an ideal habitat for wildlife, and many draws and areas of dense bush offer protection for deer and other game. The "gamey" ranch is ideally set up for hunting.

Water: The Double Mountain Fork of the Brazos River runs through the ranch for almost two miles. The river enters the main body of the property on the southwestern side, makes two sweeping bends through the middle of the ranch, and leaves the ranch on the northeastern side. Other water is furnished by several small earthen ponds.
Hunting/Recreation: This area offers tremendous whitetail deer and some mule deer hunting. Fisher County is also well known for it's quail hunting. Turkey and waterfowl hunting should be tremendous on the ranch.
