Wildlife: There is native wildlife on the ranch including: whitetail deer, turkey, dove and hogs, as well as, various species of exotics: sable gemsbok, addax, aoudad, mouflon, fallow, axis, blackbuck. There is a total of 16 acres of scientific deer breeding pens consisting of six small pens and one large pen. There are 100 whitetail deer currently in the breeding facility; all genetics came from Geistwhite and Juniper Canyon.

Water: Water on the ranch is plentiful beginning with a new 7 acre lake which is 20ft. at the deepest, and nine ponds.

There are 8 wells on the ranch:

* One hand dug 60ft. well with electric pump

* 1 windmill

* 3 shallow wells powered by electricity

* 1 shallow well powered by a generator

* 2 deep Trinity wells which are 1135ft. and 885ft. wells.

Improvements: Improvements on the ranch include:

* a 7500sq/ft - 4BR/7BA main home with 3 car garage, alarm system, kitchen with huge pantry, exercise room, built-in gun safe, office, seven fireplaces and screened patio. There is a very nice outdoor entertaining pavilion with kitchen, flagstone patios and walkways, and a relaxing spa & pool.

* There is a second house which is: 2700sq/ft with 3BR/2BA.

* There is a 5400sq/ft - 5BR/7BA hunting lodge which sleeps 15. The lodge consists of a kitchen with pantry, game room, fireplace, living area/great room and outdoor fire pit.

* There is also a foremans house which is 1300sq/ft - 2BR/1BA.

* There are 3 employee houses:

#1 - 800 sq/ft - 2BR/1BA, #2 1200sq/ft - 1BR/1BA, #3 - 600sq/ft - 1BR/1BA

Other improvements include: a skeet and trap range, 2 sets of livestock working pens, 2 overhead storage bins, a 1200sq/ft equipment shed, a 1200sq/ft storage shed, a 650sq/ft horse stall, a 6000sq/ft equipment barn/hanger and a 2000ft. runway/landing strip.

Minerals: Seller is believed to own 100% of the minerals and will convey all owned; exact mineral conveyance to be determined at time of new title commitment.
