Access: The ranch has approximately a mile of frontage on State Highway 256, and access to the ranch is provided by a graded county roads.
Hunting/Recreation: Hunting in this area is widely known as being outstanding. Mule deer, aoudad sheep, quail, turkey and feral hogs are all common. The ranch joins Caprock Canyons State Park, which contains over 15,000 acres and does not allow hunting. Three wheat fields on the ranch draw wildlife from the safe confines of the park.

Remarks: The seller is reserving 1/8th of the wind energy rights on the ranch, but, the buyer will participate in 7/8ths of the wind energy rights on 1,280 acres. This is further outlined in the color brochure below.
