Location:
This ranch is approximately 6 miles west of Hugo, OK on Hwy. 70, then south down county road 1 mile to the northeast corner of the ranch. The county road continues south ½ mile where it dead ends at the ranch headquarters.
Terrain & Vegetation:
Beautiful rolling hills, great views, large scattered trees for shade, and more grass than any ranch I have ever seen. There is a live creek that runs through the middle of the ranch. The north end of the ranch is flat to slightly rolling, the further south you go the more the elevation changes. This is a very scenic ranch.
Water:
This property is extremely well watered. All 17 pastures have a permanent source of water. There are 14-15 earthen tanks. There is approximately 1 mile of elm creek, also spring fed creek on the south end of the ranch and a good well at the headquarters.

Large brick one story home approximately 3800 sq. feet. This house was built right, very solid and well insulated. It includes 3 bedrooms, 3 baths, an office, sewing room, a fireplace, large living room and kitchen, many extras. Two car garaged attached to the house.
In addition to the house, there is a barn with cattle scales, a partially covered set of steel corrals with a hydraulic squeeze chute and may different holding pens to sort into. A few yards west of the house you will find a top of the line roping arena with a return alley. It was built using pipe and cable with concrete under the chute. An old saddle and tack house sits over near the barn. Next to the house is a very nice gazebo for entertaining. Out in the pasture are miles of cross fences and lanes to move cattle easily from one pasture to another.

Comments:
This maybe the finest cattle ranch for miles around. The owner currently has the ranch half stocked with 225 Montana Angus cows. This place will produce thousands of costal Bermuda round bales. Not only is this an extremely productive place but an incredibly scenic one with an abundance of water. You must see to appreciate!
