Historically this ranch was once part of the well known La Perla Ranch and is now part of the La Perla Ranch Subdivision which will soon have access to a new runway! The ranch is slightly irregular in shape and fronts on the deeded easement known as the "loop road" of the La Perla Ranch Subdivision. The focal point of the ranch would have to be the HUGE LAKE which is nicely located near the middle of the property. The topography of the land is rolling hills with many creek drainages. All these riparian areas create excellent cover and browse for the wildlife. There is an excellent road system accessing just about anywhere you want to go. The ranch is totally set up for hunting including corn and protein feeders inside of pens as well as bow blinds and rifle blinds. The ranch has an excellent population of whitetail deer and has been strictly managed for quality over the last 8 years. There has been an intense focus on shooting management deer and many of the trophy caliber bucks have been left to grow and mature as evidenced in the pictures. The ranch has been featured on numerous TV Shows as recent as 2013. Those shows include Mathews TV w Dave Watson, Hank Parker, and Spiritual Outdoors with Dr. Jimmy Sites. The ranch is a consistent producer of deer that score in excess of 150. The largest buck harvested to date scored 170" w 40" mass. Many of the deer shown in the marketing pictures are from Aug 2013 trail cam pics. Hogs, Ducks, Geese, Sandhill Cranes, and your typical South Texas varmints can also be found on the ranch at times. Most of the blinds and feeders will convey with the sale of the property including the famous "Boulder Blinds". The quail and dove hunting can be exceptional as well.
Minerals:
Surface only....seller does not own any minerals. There is production on the ranch, it has been on the ranch for quite a while. Recently one of the wells was closed and the pad site reclaimed. It is likely that more wells will be reclaimed in the future.
