I (Miles) viewed this property in Winter (March of '23) and it was flooded. I spoke with a specialist and the property is mostly forested wetlands, so that makes this property a poor candidate if you're looking to build. However, from a recreational and investment standpoint, this still offers potential during the summer months when things dry up. You're walking distance to the beach and this property has an existing driveway and clearing for camping, parking and day use... So it was clearly used in the past. Neighboring properties also have driveways and appear to have been used or are being used. And again, I assume this is summer months only for recreational use.
