Your drive to the property begins as you enter off the paved county road through the private entrance. Once you have crossed onto the property the white gravel drive leading to the home winds through the timber and past the shop to the Dogwood and Redbud lined circle drive in the front of the home that is tucked neatly into the hillside out of sight from neighboring property owners setting the stage for a serene and private oasis. The custom-built log home greets you with its wrap around porch measuring over 2,000 square feet in total. The interior of the home contains over 5,000 square feet of living space within its mostly open design holding a 3 Bedroom 2.5 Bathroom arrangement. The open dining area features a hand-crafted table made of Conditioned Oak and Cedar Logs that comfortably sits 12 guests and will convey with the home as well.
The second floor of the home features the two additional bedrooms that are spacious with built in nooks perfect for bookshelves or desks. Both upstairs bedrooms have walk-in closets, and one of the bedrooms holds a private bathroom with shower. The real attraction to the second floor of the home is the open loft which overlooks the downstairs living area and provides a view of the pond over the top of the wrap around porch making it the perfect hobby space whether it is for reading, sewing, crafts, or games.
The full-length walk-out basement of the home is accessed off the living area and features 10' concrete walls on 3 sides. With the walk-out wall being wood frame construction fitted with double windows and French doors for natural sunlight and wonderful exterior views. The basement has been left unfinished allowing for you to add your preferred touch.
55+/- Acres of Land
In total the property encompasses 55+/- Pristine Acres, with a well-established trail system that has been meticulously maintained to park like conditions allowing you to easily access all areas of the property for trail riding on horseback, UTV/ATV, or would allow you to have your own wilderness running/walking trail through the Ozark-esque hills. The overall composition of the acreage (45+/- Acres) is a majority mixture of hardwood timber featuring varying Oak Species with Walnut, Cottonwood, Persimmon, Pecan, and Mulberry spotted throughout the property. The timber has been allowed to grow naturally over time with only dead trees having been removed from the land allowing for these mature stands with a mixture of younger successional growth creating excellent habitat and forage for wildlife throughout all seasons. Supplementing the timber, you will find hillside springs that feed the meandering stream crossing the property which creates a consistent water source for the Plentiful Deer, Turkey, and other native wildlife. In the spring the Dogwood and Redbud blooms fill the hillside around the home as they show off their seasonal flowers creating a serene and peaceful setting tucked away from the world.
In addition to the timber there is enough open ground (+/-9 Acres) to run a few good horses, cattle, or goats with a loafing shed already in place for shelter. Currently the owners are holding a few horses on the property with plenty of room for more as most of the open area was not grazed this year. If you are more interested in the hunting potential of the property these areas would be ideal for creating secluded food plot locations and feeder sites to create a targeted area for the wildlife that find refuge on the property. Neighboring property owners have worked hard to establish mature class whitetails in the area through selective management practices allowing the younger age class deer to walk and only focusing on targeting mature whitetails for harvesting.
For those with a green thumb and an interest in getting your hands in the soil; at the top of the hill above the home the owners have established a fantastic garden site and have continually amended the soil to create a productive substrate sure to grow some fine produce.
The owners have just completed rebuilding the dam/overflow on the +3 Acre Spring Fed Pond that is situated just off the back porch and basement exit of the home. The sellers have also implemented a covered floating dock which allows for easy access to fishing the entire pond as they have set up a cable and crank system allowing you to shuttle the dock from one end of the pond to the other.
There is a second pond secluded in the timber away from the home measuring approximately under an acre in size that is fed trough run-off from the surrounding hills. This pond has been stocked with sunfish, channel catfish, and crappie in the past and holds good fishing opportunities; as well as being an occasional wintertime timber hole for migrating waterfowl searching for a rest out of the wind.
All in all, the land holds characteristics sure to support the needs and wants of outdoorsmen and women alike.
40x80 Shop and Outbuildings
Just over the hill from the home sits the Shop which measures 40x80 with 12ft side walls. The shop has been utilized as a welding and fabrication shop and is plumbed with a finished bathroom. The front 40x40 Section of the shop has 4 concreted floors and has been spray foam insulated adding to the structural integrity of the building along with the heat retention. The shop is heated by an exterior wood stove like the one supplementing the home, but the shop stove has the ability to handle 50 long sticks of wood allowing for it to be loaded to carry coals all night and then some. On the coldest of days, the shop has no issue maintaining an internal temperature of +80 degrees. The shop walls are plumbed throughout with airline that can be connected to a main compressor. (Seller plans to keep the compressor that is in the shop currently). For handling the electric load in the shop there are 2 200 Amp Breakers and a smaller breaker leading out to the carport for the RV Hook-up. To allow for working with heavy equipment and larger jobs the owner constructed a beam spanning the full width of the shop for lifting heavy machinery by winch or pulley. The rear of the shop has gravel floor and has been utilized as an equipment storage area, but also contains an enclosed corner that is currently being used as an art studio.
Exterior to the shop there is a partially enclosed carport measuring 18ft wide x 41ft long x 14ft at the side wall height. Gravel has been spread inside the carport and the side walls are secured in concrete.
For storing additional materials out of the elements there is also a storage shed that is well sealed and measures 12ftx24ft.
Due to the amount of equipment that the sellers owns and the current operation of the machine shop the sellers are requesting a 60 Day closing to allow for them to remove personal items from the property.
