 Expert Opinion: Energy Opportunities for Land Owners

The Western Governors Association and the US Federal Government are studying making Arizona a solar-energy "colony" for 11 other states. The Governors are considering how much of the West's land could be set  aside (zoned) to accommodate the massive plants and other facilities required to deliver sun and wind power.  
 
Under California law, PG&E needs to get 20% of its electricity from renewable sources (not including big hydro) by 2010. Stirling Energy Systems has recently applied to build "Solar One" an 850 MW power plant in the Mojave Desert 30 miles east of Barstow, California.

The Mojave desert is one of the world's best spots for solar power. The Solar One project will occupy about 8,230 acres when both Phases are complete. Brightsource Energy has been contracted by PG&E to deliver 500 MW and has submitted an application to build 3 new solar-thermal power plants, also in the Mojave.
 
Just two of the windiest states, North Dakota and South Dakota, have the potential to generate half the nation's electricity from wind turbines.  Large-scale wind farms planned for the Great Plains on the back burner for years are now under the spotlight. Unfortunately given the national grid configuration half the country would have to move to the Dakotas in order to use the power.

In the northeast, Maple Ridge Wind farm invested $320 million in upstate New York installing 200 wind turbines, Unfortunately regional electric lines are so congested, Maple Ridge is continuously being forced to shut down. According to federal figures, electrical generation is growing four times faster than transmission.This is about to change. 
 
In many parts of the nation land values will be impacted significantly by renewable energy development. The grid today comprises 200,000 miles of aging power lines owned by 500 different companies. Big transmission upgrades in America involve multiple companies and most state governments. Rural land owners in windy, sunny places need to understand America's new energy policy. Most States government web sites have good information about what is being planned.

Changes to the grid create opportunities for property owners. For the first time American land owners will be able to establish renewable energy resources along the new grid and sell power into a national system.  Thousands of square miles of land considered to be of little value just a few months ago will be sought after by a new generation of  'power' brokers.

 Hunting Leases - Just the Basics

Leasing your land to hunters is a good way to generate extra income.  But land owners should know that hunters, just like other tenants, should be under a lease.

We aren't lawyers and we'd expect you to have a lawyer or other professional help you out with this, but we found some resources on the web that can get you started on what goes into a hunting lease.

The Alabama Cooperative Extension Service has an older document online (from 1994 it appears) that is a pretty good summary of what should go into a hunting lease.

About.com also has a pretty good page on hunting leases for forest owners, including a sample lease document.

Howstuffworks.com has a few appropriately titled pages on How Hunting Leases Work.

 Famous Farmers: Beatrix Potter

Children's author Beatrix Potter, who created characters like Peter Rabbit and Tom Kitten, used royalties from her first writing sales to buy not one, but two, 17th century farms in Cumbria, which is a county in northwest England (http://www.visitcumbria.com/amb/hilltop.htm).

Potter bought her first farm, Hill Top, in 1905, which she visited often, but never lived in full-time. When she was not at Hill Top, which she often used as the scenery in her stories, Potter lived in London.

Four years later, Potter bought nearby Castle Farm, where she often worked. Characters like Jemima Puddleduck and Tom Kitten were created at Castle Farm.

Over the years, Potter bought several more farms in Cumbria, including Castle Cottage, where she moved in 1913 after marrying William Heelis.

Potter kept the landscaping of her home consistent with tradition. "Old-fashioned" flowers like honeysuckle, peonies and lavender grew in the yard and roses surrounded the front door. Even today, Castle Cottage's gardens are still active with strawberries, raspberries, currants, gooseberries and rhubarb growing. It would be enough produce to keep Peter Rabbit happy.

Potter died in 1943 and left her Hill Top home to the National Trust, with one condition: It had to be kept how she left it, including keeping her furniture and china. Today, Potter's fans visit Hill Top, making it one of Cumbria's top tourist attractions.
